How we build: the construction process.
Design intent gets lost most often at the handover between the drawing and the site. UDesign.Asie avoids that gap by keeping construction in-house, the same studio that designed the building supervises its build, from first budget to final walkthrough.
This five-stage process is how we keep every project on schedule, on budget, and true to what was drawn.
Pre-Construction Planning
Before any ground is broken, we finalize the budget, build a realistic schedule, and select the contractors and subcontractors who will carry out the work.
- Detailed budget and bill of quantities confirmed
- Construction schedule built with key milestones
- Contractors and subcontractors selected and briefed
Site Mobilization
The site is prepared for construction, safety measures are set up, and the first materials are procured and delivered so work can begin without delay.
- Site setup and safety measures established
- Material procurement and delivery scheduling
- Site team and access arrangements confirmed
Structural & MEP Build
Foundation, structure, and mechanical, electrical, and plumbing work are carried out according to the approved drawings, with our team checking progress against the design at every stage.
- Foundation and structural work executed
- MEP systems installed and coordinated
- Progress checked against approved drawings
Quality Supervision & Coordination
Our team is on site daily, coordinating contractors and catching issues before they become expensive problems, so design intent stays intact through every stage of the build.
- Daily on-site oversight and quality checks
- Contractor coordination and issue resolution
- Regular progress updates shared with you
Handover & Snagging
Before handover, we walk the finished building together, list any remaining defects, and see them resolved, so what you receive matches what was designed and approved.
- Final walkthrough conducted together
- Defect list (snag list) resolved before handover
- Keys, warranties, and documentation handed over
Common questions
Do you only build projects you've designed?
No. While our own architecture projects flow straight into construction, we also take on construction management for drawings prepared by other architects.
How do you handle budget changes during a build?
Any change to scope or materials is priced and approved before work proceeds, so you're never surprised by costs at handover. Larger changes are reflected in an updated schedule as well.
Who is on site during construction?
Our own site supervisor is present throughout the build to coordinate contractors and check quality, in addition to the specialist trades working on-site day to day.
